The short answer
There is no single Toronto rate for commercial cleaning. The price of a recurring program depends on the square footage, how many visits a week, what each visit covers, when the building can be accessed and what kind of facility it is. Two 10,000 square foot spaces can carry very different monthly costs if one is a professional office cleaned three nights a week and the other is a clinic cleaned nightly with disinfection protocols.
What follows are the ranges that published Toronto pricing guides from 2025 and 2026 report. They are market figures compiled by third parties, not Impact's rates, and they are useful mainly for setting a budget expectation before you request quotes. Impact prices every property individually after a walkthrough, and the number you receive reflects your building rather than a table.
Three ways commercial cleaning is priced
Toronto cleaning companies quote in one of three ways, and it helps to know which one you are looking at.
Per square foot
The most common model for recurring office and building cleaning. The rate is multiplied by the cleanable area and by the visit frequency to reach a monthly figure. It suits open floor plates and standard scopes because the work scales fairly predictably with area.
Per hour, per cleaner
Used for smaller sites, day porter coverage, one-off cleans and anything where the scope changes visit to visit. An hourly quote is only comparable to another hourly quote if both state how many labour hours the job takes. A low rate with more hours is not cheaper.
Per visit or per month
A flat figure per visit or a fixed monthly fee for an agreed scope and frequency. This is how most recurring programs end up being billed, whatever model the estimate was built on. Impact's commercial cleaning programs work this way: a written scope with the schedule and a fixed price, agreed before the first visit.
What published Toronto guides report for 2025 and 2026
The table below collects the ranges from two published Toronto pricing guides, one dated 2025 and one dated 2026. They are market snapshots, not quotes, and they are not Impact's prices.

The same guides publish monthly figures by office size and frequency. Again, these are the market ranges the guides report, not what any particular company charges.

Neither guide publishes monthly ranges for large single sites, multi-building portfolios or industrial facilities. Those are always quoted individually because access, shift patterns and specialty scope dominate the price.
Why the per-square-foot rate drops as the space grows
Every cleaning visit carries fixed costs: travel, set-up, supervision, equipment and the minimum shift a cleaner is paid for. Spread over 2,000 square feet those costs are a large share of the bill. Spread over 50,000 square feet they almost disappear, and the rate per square foot falls accordingly. This is why a small suite in a downtown tower can carry a rate above $0.20 per square foot while a whole floor plate or a full building can sit well below it.
The practical consequence for anyone comparing quotes: never compare a per-square-foot rate across buildings of different sizes. Compare the monthly total for the same scope and frequency.
What moves the price up or down
When Impact walks a property to prepare a quote, these are the factors that decide where the number lands. They are the same factors behind the spread in the published ranges above.
- Frequency. Nightly cleaning costs more per month than three visits a week, but less per visit, because each visit is lighter. Washrooms and kitchens usually need every-visit attention whatever the overall schedule. Our office cleaning frequency guide covers this in detail.
- Scope. Desks and floors only, or desks, floors, kitchens, washrooms, glass, high-touch disinfection and consumables restocking? Each added task is labour. A written scope is the only way to see what a price actually buys.
- Facility type. Medical and dental clinics, food handling areas, labs and industrial floors need different products, procedures and sometimes different staff training than a professional office. The 2026 guide notes that medical and specialty environments cost more than a standard office without giving a range.
- Access and hours. After-hours and overnight work is standard for offices. Restricted access, security escorts, loading-dock windows and sites that can only be cleaned in a narrow overnight gap all add cost. Day porter coverage is priced on hours, not area.
- Floor finishes and surfaces. Carpet, polished stone, vinyl composition tile and hardwood each need their own routine and periodic care. A building with a lot of glass and stainless steel takes longer to present well than one with painted drywall.
- Consumables. Whether paper towel, tissue, soap and liners are supplied by the cleaning company or by the building changes the monthly figure.
- Number of locations. Multi-site portfolios are often priced as one program with one contact, which changes the economics compared with quoting each site alone.
Specialty work is priced separately
Periodic and specialty services sit outside the recurring rate in almost every Toronto quote. The 2025 guide publishes these market ranges:

Neither guide publishes a range for floor stripping and refinishing or for post-construction cleaning; both note that specialty scopes price materially above standard recurring cleaning. On this site, commercial carpet cleaning, floor stripping and refinishing and window cleaning are each scoped and scheduled on their own, usually as periodic work inside a larger program.
How Impact prices a Toronto property
Impact does not publish a rate card, and the ranges above are not our prices. Here is what happens instead.
- Walkthrough. We tour the property with you, measure or confirm the cleanable area, note floor finishes, washroom and kitchen counts, glass, traffic patterns and access rules, and ask what the current arrangement misses.
- Written scope. You receive a document listing every area, task and frequency, including periodic work such as carpet cleaning and floor refinishing, with the schedule.
- Price with the scope. The monthly figure arrives attached to that scope, so you can see exactly what it covers and compare it line by line with other bids.
- Adjust as occupancy changes. Scope and frequency are revisited when headcount, hours or tenancy change, rather than locked for the life of the contract.
The same process applies whether the property needs office cleaning for a single suite or janitorial services for a multi-tenant building.
How to compare cleaning quotes on equal terms
- Ask every bidder for the same thing: a written scope with frequencies and a monthly total. Ignore headline rates until you have that.
- Check that consumables, periodic work and any set-up or initial deep clean are either included or listed as extras in each quote.
- Ask how many labour hours the monthly price assumes. A surprisingly low price usually means fewer hours on site, and the work will show it within a month.

The figures in this guide are taken from two published Toronto pricing guides: a 2025 guide from Now It's Clean and a 2026 guide from Clean Care Aid. Both are third-party market summaries. They were checked on 29 September 2026 and will be revisited when new editions are published. They do not describe Impact's pricing.
