Floor care
Floors that last longer and look after themselves
Vinyl, tile, terrazzo and sealed concrete all wear the same way: grit ground in by foot traffic dulls the finish, salt and slush break it down through winter, and once the finish is gone the floor itself starts to wear. Regular floor care protects the surface underneath and keeps it from becoming a slip hazard.
Impact separates floor work into two kinds. Periodic refinishing removes old finish and lays down new coats. Maintenance keeps that finish in good order with scheduled burnishing, auto-scrubbing and entrance matting, so refinishing is needed less often.
Both are set out in a written schedule for each floor type and traffic level in the building, and both are usually done overnight or on weekends so the floor is dry and back in service before anyone arrives.

How refinishing and maintenance work
Floor survey
We identify every floor type in the building, its condition and its traffic level, and note entrances, transitions and problem areas.
Refinish where needed
Worn floors are stripped, scrubbed and rinsed, then finished with multiple coats matched to the traffic level and buffed to a uniform gloss.
Maintenance calendar
Burnishing, auto-scrubbing and matting are scheduled through the year so the new finish lasts and the next strip is pushed out.
Inspection
Supervisors check finish condition, gloss and safety on their OrangeQC audits and flag areas that need attention early.
Property types
Floors we look after
Lobbies and elevator landings, corridors and stairwells, retail sales floors, cafeterias and food courts, clinics and schools, warehouse offices and sealed production floors. Floor types include vinyl composite tile, sheet vinyl, ceramic and porcelain tile, terrazzo and sealed concrete.
Carpeted areas are handled separately under commercial carpet cleaning, and both can run under one maintenance calendar.
In Toronto
Toronto winters are hard on floors. Salt and slush tracked in from November to April strip finish and etch stone, so matting programs and more frequent scrubbing through the winter months are standard in Impact's Toronto schedules.
Floor crews cover Toronto and the GTA from the Queens Quay office. Work is scheduled overnight and on weekends so floors are dry and open before the building fills.

Floor cleaning FAQs
How often should commercial floors be stripped and refinished?
It depends on traffic and how well the finish is maintained between refinishes. A well-burnished lobby floor may go a year or more; a busy retail entrance may need refinishing more often. The floor survey sets a schedule for each area, and regular burnishing pushes the interval out.
What is the difference between burnishing and refinishing?
Refinishing removes the old finish entirely and applies new coats. Burnishing polishes and hardens the existing finish to restore gloss. Burnishing is maintenance; refinishing is renewal.
Will the floor be usable the next morning?
Work is scheduled overnight or on weekends and the floor is inspected dry before reopening. Timing is planned around your building hours during the survey.
Do you clean tile and grout?
Yes. Grout lines and textured tile are deep-cleaned as a periodic service to remove soil that routine mopping leaves behind.
Can floor care be part of our regular cleaning program?
Yes. Most clients run floor maintenance inside their commercial cleaning program, with routine mopping on every visit and scrubbing, burnishing and refinishing on the maintenance calendar.
